First, the 8% is real. Based on median sale prices across 94 transactions in Silver Lake between January and March 2026. What the headline doesn't tell you is where that growth is concentrated.
The price growth isn't uniform. It's concentrated in mid-century homes with original architectural details — the open-plan bones, the clerestory windows, the terrazzo floors. These homes have seen 12–15% appreciation. More recently-built condos have seen closer to 3–4%.
